Everest Limited the leading replacement window and home improvement company came to us in 2004 looking to acquire a quality warehouse in the Dartford area. Following a successful acquisition Everest asked us to upgrade their UK portfolio disposing of surplus units and acquiring modern facilities. Their existing units had been held for many years and lacked the eaves height required for storage and the decent office and meeting room facilities of a dynamic sales organisation.
We generated profits from off balance sheet sale and leaseback transactions, generated capital receipts from sales at times working with local agents and acquired quality properties to meet their business needs including, Crayford, Sittingbourne, Heathrow, Inverness, Bodmin, Penrith, Cardiff, Bournemouth, Glasgow. We helped evaluate not only the UK wide depot structure but also their head office and manufacturing requirements.
We also advised on crucial lease renewal re-negotiations, lease
dilapidations, schedules of condition, rent reviews enabling them to run
their extensive portfolio to maximum benefit to their business. This has
meant meeting Everest’s objectives of improved efficiency of energy
consumption from modern buildings, an improved working environment for
staff and improved efficiencies of operation producing cost savings.
In 1996 we sold a small business unit to expanding precision engineers Galbraith Brothers (Precision Engineers) Co Ltd. for a new business Point CNC Ltd. We were then asked to advise on suitable premises to expand into from their base in Catford SE London. Our advise to buy and site and develop their own premises plus 4 units to rent out changed the direction of the company.
Their expansion into a new unit enabled further revenue streams to be generated from the existing Catford property and the new units which were let off to long term tenants. We advised over design and specification, undertook the lettings and rent reviews As Galbraith Bros. Ltd. changed and required less space so they let out further units surplus to their requirements. The end result was a company with a much enhanced asset base that has allowed them to ride out the changes in their original core business.
In 1993 expanding local business Nikwax Ltd approached us to prepare a
list of relocation options to meet their expansion needs. Although the
decision was taken not to relocate we have advise Nikwax over the years of
some of the new property taken, lease renewals, rent reviews and recently
energy conservation.
We were approached by South East England Development Agency approached us
in 1997 to provide valuation advice on difficult residential and
commercial sites in North Kent. This lead to further valuation advice
including land assembly work. Additionally we acted for SEEDA in Hastings
in CPO work to acquire land for ongoing regeneration. This led to further
regeneration work as one of the key agents for the Brown Field Land
Assembly Trust to acquire brown field sites which could be upgraded to
meet market failure for future key workers developments.
In 1997 acting for Altyre Properties Ltd we acquired the rundown &
dilapidated MAAF depot in Westerham to create a new business estate. We
advised on specification, sizing and marketing and let or sold off all 9
units.
Acting for TT Electronics plc we advised on the letting off of aging
industrial buildings pending redevelopment seeking to maximise income
whilst ensuring the longer term redevelopment was not impacted. |
