We have discussed with LB of Bexley the planning
history and redevelopment.
Planning history- Panning consent for a change of use to a tyre depot in
the 1970’s which is a sui generis use. All other uses (industrial,
offices, residential etc.) will require a planning application for a
change of use.
Residential redevelopment- It is in the primary town centre & appropriate
for residential land designation. There is a current LDF but there is
supplementary planning namely Design for Living giving densities etc.,
Planning obligation depending on numbers of units together with
sustainability requirements requiring 20% of energy to be provided by
renewables. There are amenity space obligations to make 45% of site for
amenity space although as next to green open space it might be reduced. 1
car space/unit required which can be challenged. Character of the
development will be important.
